The owners of the old three-storey building on Vyronos Street, in the center of Kalamata decided to proceed with its radical renovation, in order to commercialy exploit it. The ground floor will be used as a business office space (Architectural office) while the first and second floor as short term rental accommodation.
Based on reliability and economic operation, the engineers of ANDRIANOS chose the most modern systems for heating, cooling, production of hot water for domestic use, mechanical ventilation with heat recovery as well as central and remote control via Smart Home, in order to achieve the objective, the ultimate level of thermal comfort and high energy savings.

SALUS Smart Home for direct central and remote control
The SALUS Smart Home system is the only smart management system, which achieves real Energy Saving in the most costly consumptions of buildings, those of heating/cooling systems.
Thanks to the high specialization of SALUS in the optimization of the conditions that ensure Thermal Comfort, as well as the strong know-how of ANDRIANOS for the smooth and economical operation of the electromechanical systems, the renovated building has a number of modern functions and additional energy savings.
In detail, the following were installed:
- Smart Fan Coil Thermostats - Salus FC600, for heating & cooling control. One FC600 was installed in each room, for full autonomy in control & achieving absolute thermal comfort..
- Smart Roller Shutters - Salus RS600, for remote closing/opening of the shutters.
- Smart Relay SALUS Smart Home – Salus SR600, to control the two Heat Pumps, with control both in their opening / closing and in the automatic switching between heating / cooling function, for the control of the Solar Water Heater. Also, smart relays were installed to control the internal and external lighting.
- Smart Plug – Salus SPE 600, for remote control of lighting fixtures.
- Temperature sensors – Salus PS600 for monitoring the hot water temperature of the solar water heater, in order to immediately solve any problems with temperature.
- Motion sensors – Salus MS600 that send SMS and EMAIL notifications when traffic is detected at night and notify owners (a very useful feature).

State-of-the-art Thermal Comfort Systems for Cooling, Heating, Hot Water Production & Ventilation
In order to fully cover the heating needs in winter and the cooling in summer, two Heat Pumps were selected, an Ariston Nimbus Pocket 40M Net for the Architectural Office at the Ground Floor and an Ariston Nimbus Pocket 50M Net for the two accommodation apartments on the 1st and 2nd floor.
For the transmission of thermal energy in the premises were selected the reliable CARRIER 42ND Ceiling Fan Coil, which were installed on the roofs of the ground and the 1st floor was combined with the top aesthetic linear slot diffusers, TITUS type, for a perfect result. On the 2nd floor (penthouse) the CARRIER Inverter Slim floor fan coils were installed, with a depth of only 15 cm harmonize perfectly with the space for the best aesthetic result. At the same time, they offer increased economy, thanks to the inverter technology and easy cleaning of the units.
For the ventilation of the space, the ventilation system with heat recovery ASSOLO was chosen.
For the production of Hot Water for use, the Solar Water Heater ANDRIANOS was installed for free Hot Water from the Sun with high efficiency.
