One hundred and fifteen kilometers from Sparta, at the most southern point of mainland Greece in Neapolis, is the LIMIRA MARE Hotel, a two storey luxury hotel with a capacity of 110 rooms, located along the central beach of Neapolis Laconia, overlooking the beautiful island of Elafonisos.

The owners of the two storey luxury hotel LIMIRA MARE in Neapoli, Laconia, decided to upgrade the cooling-heating and domestic hot water production systems, in order to fully satisfy the needs of the residents for thermal comfort and maximize energy savings. After extensive research of the market, they addressed to ANDRIANOS which, due to its huge experience in similar hotel projects, has many satisfied customers in the wider region of Laconia.

The Limira Mare Hotel's thermal comfort systems upgrade was decided to be done in stages, in first steps:

  • full upgrading of the control system for heating and cooling of the rooms and public areas with the integration of a smart, local and remote control system, as well as
  • the reconstruction of a part of the boiler room in order to be ready for the new cooling-heating-production of DHW systems that will be installed in the near future.

For the complete and efficient control of the air conditioning system (heating-cooling) in the two storey Limira Mare Hotel, ANDRIANOS installed and configured an extensive Smart Building system.

Engineers & technicians of ANDRIANOS with great experience in the hotel sector, are able to implement installations of smart management systems, such as the one in Limira Mare, where all devices and system functions were scheduled according to the needs of the hotel.

The installation includes:

  • UGE600 Universal Gateway, the "heart" of the Smart Home system: after careful study of the building, the layout of the rooms and the plumbing circuits, it was decided to install six Salus UGE600 central gates to cover the 110 rooms of the hotel, the exhibition area and the restaurant area.
  • Fan Coil Controller FC600: Each room is equipped with an FC600 smart thermostat, specially designed to control the fan coils in cooling and heating. It enables control either locally by hotel guests, or remotely via the Internet from the hotel reception, using the Salus application. It thus ensures the reduction of energy consumption while providing appropriate temperature and thermal comfort to the guests. In addition, it is now possible to pre-condition the rooms before the arrival of the guests in order to achieve the ideal conditions of thermal comfort.
  • Smart Relay SR600: SR600 smart relays control the ON-OFF of the eight circulators of the heating and air conditioning network, so that only the specific circulators operate, which supply the respective rooms that need cooling in summer or heating in winter.

SALUS Smart Home is the easiest, most expandable and efficient building management system on the market, specializing in the heating, air conditioning and hot water production sectors, which are the most energy-intensive, since they account for more than 70% of the building's energy consumption.

The Smart Home system in Limira Mare can be expanded in the future with the installation of ECM 600 Electric Monitor, RS600 Roller Shutter & Light Switch controller, SW600 window/door sensors, PS600 temperature sensors, as well as SD600 smart smoke sensors and WLS600 leakage sensors, for the ultimate protection of the building.

Reconstruction of a part of the boiler room

The engineers of ANDRIANOS, after studying the existing state of the boiler room and the needs of the hotel for heating and cooling of the rooms and public areas, proceeded to the following improvements:

  • Adding 8 smart circulators Wilo STRATOS MAXO, one in each sector of the air conditioning network: The function of the circulator is to transfer the hot-cold water produced by the heating/cooling boiler through the piping to the fan coils. By installing the state-of-the-art Wilo circulators, it is ensured that the flow rate and the manometer of the circulators are automatically adjusted depending on how many rooms are "open" (requesting cooling or heating at that moment).
  • Addition of an inertia tank for the storage of air conditioning water, in order to achieve additional energy savings, since this avoids frequent restarts of the chiller and boiler.
  • Addition of 2 pre-insulated polypropylene manifolds to reconfigure the piping network to provide the infrastructure for a future replacement of the boiler and chiller with modern heat pumps.
  • Addition of two Fernox brass magnetic filters which ensure the removal of iron oxides that would otherwise destroy the piping network, the chiller and block the fan coils. At the same time, by keeping the network and appliances clean, they contribute to energy savings by increasing heat transmission and the overall efficiency of the system.
